The Estates at Farragut: Five-Acre Homesites Near Farragut State Park
The Estates at Farragut is North Idaho living the way it’s meant to be — twenty-seven private, five-acre homesites carved into the pines along Leonard Loop, just outside Athol.

Build-ready acreage
Every lot is build-ready and set over a deep, plentiful aquifer with rich topsoil, with room for a home, a shop, and more. Access is in, the plat is recorded, and there’s space to spread out — a garden, a barn, a place for the kids and the dogs to run.
Build-ready is not a small thing. On raw acreage, the months between buying land and breaking ground go to access, power, water and county approvals, and the cost of all of it is unknown until somebody digs. Here that work is done. Lots run from just under five acres to a little over six, laid out as an inner and an outer ring so no home sits on top of its neighbor.
Minutes from the water and the park
The community sits minutes from Farragut State Park and the southern shores of Lake Pend Oreille — boating, beaches, disc golf, and miles of trails on one of the deepest lakes in the country. Silverwood Theme Park, Athol’s town center, and the drive to Coeur d’Alene or Sandpoint are all close at hand.


Farragut is 4,000 acres of state park at the end of the road — a former naval training station turned into beaches, campgrounds, a shooting range and some of the best riding and hiking in the Panhandle. Most people who build here end up using it weekly rather than occasionally.
What five acres actually gives you
Five acres changes how a property gets designed. There is room to set the home where the light and the view are best rather than where a setback forces it. There is room for a shop that is a real building instead of an oversized garage. There is room to keep the trees between you and the road, and still have lawn, garden and space behind the house.
It also means the homes here are designed individually. Nothing is repeated down a street.

Two homes you can actually walk
Two Safe Haven homes are finished on neighboring parcels here — a single-level Whisper Ridge and a ground-up custom Alderstone with a matching shop. They share almost no floor plan, which makes them useful to see back to back: what carries across is the standard underneath, not the layout.

Choosing a lot
The lots are laid out as an inner and an outer ring, and they do not read the same. Inner ring parcels tend to be more sheltered and more private. Outer ring parcels open up more and catch more light. Tree cover varies across the community, and so does where the ground falls away — which decides where a home sits and which windows earn their view.

Athol, and what is around it
The Estates sit just outside Athol, roughly twenty-five minutes north of Coeur d’Alene and about the same south of Sandpoint. Close enough that the hospital, the airport run and a proper dinner are a normal errand rather than an expedition, far enough that the land is still land.
